Remote Work Migration & Suburban Demand

Remote work has permanently altered the real estate landscape. According to a 2025 survey, 20% of remote workers plan to relocate this year. Their reasons include cost of living (37%), a change of scene (43%), buying a house, family connections, and work–life balance. Nearly half of these movers (49%) are heading to suburban areas, while only 29% are relocating to urban settings and 22% to rural areas.
Texas stands to benefit: the same survey ranks Texas as the top state remote workers are flocking to. Many remote workers have also changed their housing requirements, prioritising home offices (24%), quiet spaces (19%), more space (19%) and outdoor access.
What this means for investors and homeowners
Suburban properties: Houses in suburban neighborhoods with flexible floorplans and dedicated office spaces are becoming hot commodities.
Home offices & flex spaces: Homes with an extra bedroom or loft that can function as an office command a premium.
Outdoor amenities: Buyers want yards and patios for fresh air and work breaks.
Outlook for Central Texas
With remote workers pouring into Texas, suburban communities around Austin, San Antonio and Killeen will likely see increased demand. Investors should consider acquiring or building properties that offer space, flexibility and outdoor amenities. Homeowners looking to sell can increase value by staging an office nook, decluttering to enhance space, and highlighting outdoor features.
Stay tuned for opportunities as remote work continues to reshape where people live and work.
